Building Cleaning Services in Dubai

Ocean Growth Security provides building cleaning services in Dubai for towers, residential communities, offices, retail units and mixed-use properties. Our teams are directly employed and supervised, and every building runs to a written scope agreed with the building manager before the first visit.

Building cleaning in Dubai is not the same job as cleaning a home. Dust returns within days, humidity changes how long floors take to dry, summer heat pushes exterior work into the night, and a tower has shared areas that a household cleaner never touches. We plan around the building rather than applying a standard package to it.

What building cleaning covers

  • Common areas — lobbies, corridors, lift cars and lift lobbies, stairwells, mail areas and shared washrooms.
  • Floors — marble, tile, vinyl, timber and carpet, each cleaned with the method the surface actually needs rather than one product for everything.
  • Glass and façades — internal glass, entrance glazing and external façade cleaning where access has been agreed and permitted.
  • External areas — entrance approaches, walkways, parking decks, bin stores and boundary areas.
  • Periodic deep cleans — stairwells, service corridors, plant rooms, car parks and post-construction handovers.
  • Waste handling — bin room management, segregation and presentation to the collection point.

Buildings we clean

Every building type has a different pattern of use, and the schedule has to match it:

  • Residential towers and communities — daily common-area cleaning, lift and lobby presentation, and stairwell cycles. The work is largely invisible when it is done well, and residents notice immediately when it is not.
  • Commercial offices and business centres — out-of-hours cleaning so desks and meeting rooms are ready before staff arrive. See commercial cleaning in Dubai.
  • Retail and hospitality — cleaning around trading hours, with washrooms and entrances on a much shorter cycle than a residential building needs.
  • Mixed-use developments — the hardest case, because residents, offices and retail share the same lobbies, lifts and service corridors while wanting different standards and different hours.
  • Warehouses and light industrial — floors, welfare areas and yard sweeping on a schedule built around operations rather than around a calendar.
  • Clinics, schools and nurseries — higher-frequency touchpoint cleaning with products and records that stand up to inspection.

Scheduled cleaning or a one-off deep clean?

Most buildings need both, and it helps to be clear which one you are buying:

  • Scheduled cleaning is a fixed routine — daily, weekly or a mix — with the same team, the same scope and a supervisor checking the work. It keeps the building at a steady baseline.
  • Periodic deep cleaning resets areas that routine cleaning cannot reach: stairwells, service corridors, car parks, bin rooms, plant rooms and façade glass. It is usually quarterly, half-yearly or tied to an event.
  • Post-construction cleaning is its own job, because construction dust behaves differently from everyday dust and it settles everywhere before handover.

A common mistake is buying a deep clean to fix a routine problem. If a lobby looks tired every afternoon, the answer is usually the schedule, not a bigger one-off clean.

Access, safety and working hours

Building cleaning in Dubai involves access problems that a house cleaner never faces, and getting them wrong is how cleaning contractors end up with incidents:

  • External façade access — cleaned by abseiling or by a gondola where the building has one, with the access method, the permit and the risk assessment agreed before the date is fixed.
  • Working at height — atrium glass, high lobbies, light fittings and ductwork all need the right equipment and trained staff, not a ladder and good intentions.
  • Summer working hours — exterior work moves to early morning or night during the hottest months, which changes the noise profile of the job and has to be planned with the building.
  • Chemical safety — material safety data sheets held for every product used, and products chosen so that a spill in a lobby is not a health issue for residents.
  • Permits and access control — cleaners working in occupied buildings go through the same vetting, sign-in and key control as any other contractor.

What a written scope contains

Verbal arrangements are the reason cleaning standards drift. Before we start, the scope states:

  • Which areas are cleaned, and at what frequency.
  • What is excluded — because “cleaning” means different things to a facilities manager and a contractor.
  • Who supplies consumables such as soap, paper and bin liners.
  • The inspection standard, and what happens when a check fails.
  • Reporting: who inspects, how often, and what the report looks like.
  • Escalation: who the building manager calls, and how quickly someone responds.

Supervision and quality checks

Cleaning is only as good as the checking behind it. Every contract has a named supervisor who inspects the building on a set cycle, not just when a complaint arrives. Inspections use a written checklist per area, and the results are logged so a recurring failure shows up as a pattern rather than as an argument.

Teams are directly employed and trained on the specific building, including where the isolation valves are, which areas are out of bounds, and what to do if they find a maintenance fault while working.

How building cleaning is priced and booked

Building cleaning companies in Dubai quote in different ways — some per cleaner per hour, some per visit, some per square metre — which makes two quotes very hard to compare. We price from the scope, not from a headline rate. The cost depends on the total floor area being cleaned, the frequency, the number of shared facilities, whether façade access is involved, and whether the work sits inside or outside normal hours.

To quote properly we need a site visit, the building plan or a floor list, the areas you want covered, and the frequency you have in mind. We will walk the building with you, agree what is in and out of scope, and come back with a fixed monthly figure and a written schedule.

Frequently asked questions

Do you clean façades as well as interiors?

Yes, where access has been agreed and the building supports it. Façade cleaning is quoted separately from routine interior cleaning because the access method drives the cost.

Can you clean outside normal hours?

Yes. Most commercial and retail buildings are cleaned before opening or after closing, and we are used to working in occupied residential buildings during the day without disturbing residents.

Are your cleaning staff directly employed?

Yes. The teams working in your building are our own staff, supervised by us, rather than a subcontractor you have never met.

Do you cover buildings outside Dubai?

We cover Dubai and the wider UAE. For buildings in other emirates, tell us the location and we will confirm cover before quoting.

How quickly can you start?

For a standard building, a survey and a written scope usually take a few days, and work can start once the scope is agreed. Façade work depends on the access method and any permit required.
