Floor Cleaning Services in Dubai

Ocean Growth Security provides floor cleaning in Dubai across marble, tile, vinyl, timber and carpet — for offices, towers, retail units, hotels and residential buildings. The surface decides the method, the product and the machine, and getting that wrong causes damage that shows up months later rather than immediately.

Dubai adds two complications most floor cleaning guides ignore: fine dust that acts like an abrasive if it is dry-swept instead of lifted, and humidity that changes how long a floor stays wet and how quickly a sealer fails.

Why the surface decides the method

A single product used across a building will either damage something or fail to clean it. The main surfaces we work on behave very differently:

  • Marble and natural stone — acid-sensitive. Everyday acidic cleaners etch the surface and dull the polish permanently. Stone needs pH-neutral cleaning, and periodic re-polishing or crystallisation to restore shine.
  • Ceramic and porcelain tile — hard-wearing, but the grout is where the dirt lives. Tile cleaning without grout treatment looks clean for about a week.
  • Vinyl and LVT — forgiving, but needs the right pad. Too abrasive and the wear layer is scuffed; too wet and edges lift.
  • Timber and engineered wood — minimal water, correct pH, and never a soaking mop. Excess moisture is what causes boards to cup and joints to open.
  • Carpet — extraction or encapsulation depending on fibre and traffic, with drying time planned so the area is usable again the same day.

Routine cleaning and periodic restoration

Most floors need both, and the split is what keeps a building’s floors looking consistent over years rather than months:

  • Routine — daily or nightly mopping with the correct neutral product, plus dust removal by microfibre rather than sweeping.
  • Periodic — machine scrubbing, grout treatment, stripping and re-sealing of vinyl, stone polishing, and deep carpet extraction.

Stripping and re-sealing is the task most often skipped. A vinyl floor with a worn sealer cannot be cleaned back to a good finish, no matter how often it is mopped — the sealer is what takes the wear, and it has to be renewed.

Drying times and Dubai humidity

In an air-conditioned building, a machine-scrubbed floor can still be damp an hour later, and in humid months considerably longer. That matters because a wet floor in a lobby is a slip risk and a wet floor in a corridor is a complaint. We plan wet work around traffic — heavy cleaning at night, spot mopping during the day, and air movers where a floor has to be dry by a fixed time.

Machines, access and noise

Rotary scrubbers, auto-scrubbers and carpet extraction machines are noisy and need power and water. In occupied buildings that has to be scheduled: residential corridors in the middle of the day, offices at night, retail before opening. High-level and stairwell floors are done by hand with the right equipment rather than by dragging a machine up a staircase.

How floor cleaning is priced

Floor cleaning is priced on total area, the surface type, the condition, and whether the job is routine maintenance or a periodic restoration. Restoration work — stripping, sealing, stone polishing, deep carpet extraction — is quoted per square metre because it is a project rather than a visit.

To quote we need the areas involved, the surface types, whether there is an existing sealer or polish, and the access and hours available. A site visit settles most of it in under an hour.

Frequently asked questions

Can you restore a dull marble floor?

Usually yes. Dullness is normally surface etching or worn polish, both of which can be corrected by polishing or crystallisation rather than replacement.

How often should vinyl be stripped and re-sealed?

In a busy building, typically every six to twelve months, depending on traffic and how the floor is maintained between visits.

Do you clean carpets in occupied offices?

Yes, out of hours, with drying planned so the area is usable before staff arrive.

Will cleaning damage my floor?

Not if the method matches the surface. Damage almost always comes from the wrong product — usually an acidic cleaner on stone — or too much water on timber.

Do you work outside Dubai?

We cover Dubai and the wider UAE. Tell us the location and we will confirm cover before quoting.
