Walls are the largest visible surface in most buildings and the least often cleaned, because cleaning them properly takes longer than cleaning a floor and the result is less immediately obvious. The exception is when it goes wrong: a pressure-washed render panel or a chemically stained stone wall is a permanent defect.

What wall cleaning covers

Internal painted walls — corridors, stairwells, lobbies, offices and back-of-house areas, spot-treated for scuffs and periodically washed.
External façades — stone, render, tile, aluminium composite and glass cladding, cleaned by the appropriate method.
Car park walls and columns — the surfaces that collect tyre marks, exhaust residue and dust faster than anything else in a building.
Tiled walls — washrooms, kitchens, pool surrounds and service areas, including grout lines.
Wall protection and dado rails — the band that takes the physical damage in any corridor.
Graffiti and marks — removed where the surface allows, and reported where removal would cause more damage than the mark.

The surface decides the method

Wall cleaning goes wrong when one method is applied to every surface:

Painted plaster — gentle washing with a neutral product and microfibre. Too much water streaks and lifts the paint; abrasive pads burnish the finish permanently.
Natural stone and marble — acid-sensitive. Acidic cleaners etch the surface, and the damage shows as a dull patch that no amount of further cleaning corrects.
Render and textured finishes — hold dust in the texture and cannot be pressure-washed without eroding the finish. Soft washing and controlled pressure are the only safe options.
Aluminium composite and metal cladding — needs a pH-neutral product; strong alkaline cleaners attack the coating.
Tiles and grout — the tile cleans easily; the grout is where the dirt is, and it needs a different product and more time than the tile surface.
Glass cladding — cleaned as glass, with the frames and seals treated separately.

When walls need cleaning

Most buildings need wall cleaning at predictable moments rather than continuously:

At handover, after construction or fit-out, when dust has settled into every surface.
Before an inspection, an opening, a valuation or a tenant’s arrival.
When a corridor, lift lobby or car park has visibly darkened and spot cleaning no longer keeps up.
After an incident — a fire, a flood, or graffiti.
On a scheduled cycle for external façades, which discolour gradually and are noticed only when compared with a neighbouring building.

High walls, access and drying

Wall cleaning above head height needs access equipment — towers, platforms, rope access or a building maintenance unit — and that usually drives the cost more than the wall area itself. As with window cleaning, the access method, the permit and the risk assessment are agreed before the date is fixed.

Drying matters as much as cleaning. A washed wall in an air-conditioned corridor can stay damp for hours, and a wet dado in a busy corridor is a scuff waiting to happen. Wet work is scheduled for low-traffic periods, and ventilation is planned rather than assumed.

How wall cleaning is priced

Pricing is based on the wall area, the surface types involved, the access method required, the condition of the surfaces and whether the work is a one-off restoration or a scheduled clean. Wall cleaning quoted per square metre without a survey is usually wrong in one direction or the other.

Frequently asked questions

Can you remove graffiti?

Usually, on hard surfaces. On porous or painted surfaces removal can leave a shadow, and we will say honestly which outcome to expect before starting.

Do you pressure wash external walls?

Only where the surface tolerates it. Pressure washing render, aged paint or soft stone causes permanent damage, so we use controlled pressure or soft washing instead.

Can you clean walls in an occupied corridor?

Yes, working in sections during low-traffic periods, with the section closed and signed while it is wet.

How often should external façades be cleaned?

Annually is typical in Dubai, more often for buildings close to construction or heavy traffic.

Do you clean high walls and stairwell walls?

Yes, using access equipment. These are quoted separately because the access method drives the cost.
